Please see below some examples of properties we have brought to market, as well as some that are currently available. 

The Penthouse 

The Penthouse, 4a Trelawn Court, Rodney Road, Cheltenham GL50 1J 
The opportunity arose to acquire an option from the owners of 3 and 4 Trelawn Court in Cheltenham. The scheme was exciting as there was the option to add a 2 bed penthouse on top of the two existing 5 bed townhouses, with it’s own roof terrace and access via a separate staircase constructed in the car park next to no. 4 Trelawn Court. 
 
The first stage was to instruct an architect to come up with a feasible deign that worked with the existing properties, delivered the access requirements also blended in with the local surroundings. This was initially done to be able to start the conversation with the planning department and to gauge their thoughts on the scheme. 
During the pre-planning process the Planning Department were extremely receptive to the idea. A full planning application was then submitted, and we worked closely with the Architect to ensure that the end design and internal space was maximised to ensure that the end value was as high as it could be for the area and property type. 
 
Post the planning application being agreed we then instructed the architect to produce the working drawings, environmental report and structural engineer report to be able to put the build out to tender. After selecting the right main contractor, we then ensured that the building regulations were satisfied through the working drawings and commenced the build. 
As part of the process we successfully project managed the project alongside the main contractor for the main shell construction and then worked with separate plumbing and electrical sub-contractors to finish the internal works.  
 
As part of the build we chose all the final specification and finishes required for a top end development, including kitchens, bathrooms, flooring, doors, lighting, ironmongery, etc. 
 
The build was successfully completed on time and within budget, fully refinanced to everyone’s satisfaction. 

Park Avenue 

56 Park Avenue, Worcester WR3 7AQ 
An option came up to purchase a bungalow on one of Worcester’s most desired roads. 
 
After looking at the potential end scheme options, factoring in purchase and build costs it looked like a great option and after some negotiation purchased the property and land to make it a feasible project. 
 
Once we had everything confirmed regarding the purchase, we instructed our architects to design a contemporary, 2 storey property on the existing footprint. We felt that this design, in the location, with the right top end finish would be perfect for the plot and the area. The architects came up with a brilliant end design that maximised the internal space, and overall end design to appeal to the right end user. 
Once we had the design finalised, we submitted a full planning application, and worked closely with the planning department to make some minor tweaks to the initial design to satisfy them with full planning permission granted. 
 
Full working drawings were then instructed with the architects along with the necessary environmental survey report and structural engineering reports to be able to then tender the project and get further sign off from the planning office. 
 
For this project, instead of using a main contractor, we engaged with several sub-contractors that we managed across the entire build and project. 
Throughout the project the final finish was scrutinised, and we ensure that everything was as we wanted if as per the initial concept. 
 
All final finishes were chosen to ensure that the finish lived up to the overall scheme and would appeal to the right end user. Kitchens, bathrooms, flooring, doors, lighting, ironmongery etc. were specifically chosen to ensure that we received the best possible return on the overall investment into the project. 
 
The property was finished on time, successfully marketed and sold, breaking the ceiling price at that time for the road. 

Clarence Street & High Street 

5 Clarence Street, Cheltenham GL50 3JL and 200 High Street, Cheltenham GL50 3HD 
This was a particularly daunting project, but one that couldn’t be missed. The opportunity arose at auction to purchase 7 apartments in the centre of Cheltenham.  
 
Not only was it a sizeable project, we also had to serve notice on the last 3 tenants to enable us to start work on refurbishing the block, we also had town centre access issues to work through and manage as part of the refurbishment process. 
 
We successfully served notice on the remaining three tenants and then took on the task of fully refurbishing the block and all 7 apartments to our exacting specification. 
No planning was required as we weren’t changing the use or the structure of the property so were able to put the project straight to tender to a range of sub-contractors to maximise the funds available for the project and to work with some of the people and companies we had worked with before to build on these relationships. 
 
As part of the build, over 6 months across 2 phases, we successfully managed the project from start to finish and finished all apartments, and all public spaces, to the high-end specification we pride ourselves on. 
On completion we successfully let all 7 apartments, increasing the overall rental figures vs. previous rental figures by circa. £25,000 per annum.  
 
This, along with the overall quality and specification of the finish allowed us to fully refinance the end scheme to the satisfaction of all investors.
